Karen Guthrie, managing director of investments at BGO, leads the firm’s West Coast investments team and oversees all activity across the Western U.S. and Texas. In 2025, Guthrie managed or oversaw the successful closing of $950 million in acquisitions, representing 43% of the firm's total closed and pending transactions for the year. Her influence expanded significantly in late 2025 when she was asked to oversee the Southeast region; within just six months, she closed three deals in Atlanta, matching the region’s total volume from the previous two and a half years. Guthrie is highly regarded for her "lead by example" management style and her ability to foster a unified national platform through cross-office collaboration. She has personally overseen more than $4 billion in transactions since joining the firm in 2015. Additionally, Guthrie is a leader in BGO’s Women’s Employee Resource Group and a member of NAIOP.
