Cheryl Pestor of the Pasadena office of Sperry Van Ness represented the buyer, with the seller represented by Frank Kosi and Alan Deszcz of the brokerage firms Irvine office.
Tri-City Business Parks comprises of six buildings totaling 78,976 sf at 165 Hospitality Lane and 1894 Commercenter West Drive in San Bernardino. The Hospitality Lane portion was constructed in 1980 and the Commercenter portion in 1976. The seller had owned them for approximately five years.
Pestor describes the transaction as a value-added plan for the buyer because of its location and an excellent mix of tenants. She points out that Tri-City Business Parks is near key transportation corridors, residential communities and retail developments.
The properties occupy seven acres and consist of six multi-tenant business park buildings with 20% to 100% built-out offices that the tenants use for both office and warehouse operations. The properties, which are close to the I-10 and 215 freeways, were 97% leased at the time of the sale.
