The project, to be called Pla d'Adet, will include 85 1.5- to 2-acre mountain homes sites, a hotel for guest lodging, conference center, restaurant, media center and a 35,000-sf fitness and training center called the Hincapie Performance Training Village. The fitness center will include an exercise arena with weight training, strength and conditioning equipment, a 25-meter indoor pool, aerobic studio, group cycling studio, spa and dry sauna. Two four-mile outdoor tracks, one for cycling and the other for mountain biking and trail running, will wind throughout the village community.

The development team includes professional cyclist George Hincapie and other Greenville businessmen and investors, including Hincapie's brother, Rich Hincapie, who is president of Hincapie Sportswear Inc.; and Ron Vergnolle and Alex Crawford, owners of South Carolina-based real estate development firm PHC Communities LLC; and John Helmers, principal of investment firm Swiftwater Capital Management LP. Inspiration for the community name was derived from Hincapie's first Tour de France stage win at Pla d'Adet, in the Pyrenees Mountains of southwest France.

Vergnolle tells GlobeSt.com the intent of the project is to create a community centered around a cycling theme similar to communities centered around a golf theme. "We feel we're doing something unique here. Cycling is growing and baby boomers are more concerned with fitness," Vergnolle says. "If you're a golfer, there are thousands of options. If you're a cyclist, there are none."

The site is located 22 miles north of Greenville and 33 miles south of the Blue Ridge Parkway off Old US 25 near Wood Hayes Road in northern Greenville County. In addition to the scenic nature of the site, the hilly area contains 10 routes that Hincapie has used to train. "We expect that some of the buyers will be avid cyclists, but not all," Vergnolle says.

The home sites will be sold at prices according to their locations and vistas. The first level of sites will sell for $600,000 to $650,000, the second level for $700,000 to $750,000 and the third for $1 million.
