Under property entitlements established by the city, thedevelopment will include more than 1,000 residential units, a150-room hotel and a 40,000-sf civic center. A 5.4-acre portion ofthe site will be used by the city for a new city hall.

Pembroke Pines city manager Charlie Dodge tells GlobeSt.com thatthe community acquired the land where the development will belocated because it wanted to control the property. A master planhas been developed for the site. Under the RFP process, thedeveloper would acquire the land, which is being offered without anasking price to allow the market to set the price. City officialsdid not say how much money the city expects to raise from the sale.Holliday Fenoglio Fowler and Stiles Realty are marketing theproperty on behalf of the city. Proposals are being accepted untilOct. 30.

Dodge says the city anticipates that construction on theproject, which would require site plan approval and a buildingpermit, will begin in mid-2008. The city is now preparing the landby clearing, demucking, filling, creating lakes and installing thewater, sewer and drainage. Work on the roads, pavers, landscapingand fountains will begin in the coming months.
