The institutional grade office building is situated on nearly 24acres and includes a surface lot with 995 parking spaces. It is 96%leased by numerous tenants, including JP Morgan Chase, BechtelPower and Science Applications International Corp.

This is the first transaction of the program, which launchedearlier this year, according to Jeff Hanson, president of Grubb& Ellis Realty Investors. "This unique new investment platformhas already secured commitments for approximately $182 million inequity that is currently being deployed into new commercial realestate acquisitions on behalf of Wealth Management participants,"he says. The Wealth Management program allows participants--whichcan include not only high net worth individuals, but also entitiesand corporations--to invest in real estate through a passive,sole-ownership vehicle managed from initial deal sourcing throughultimate disposition.
