Situated at 7917 Derry St., it isclose to interstates 81, 83, 283 and 76. DP's spokeswoman cited theproperty's location near major arteries and building quality as themain reasons that why DP chose to buy it from locally based TripleCrown Corp.

DP was represented in the transaction by Julie Trogner, anassociate broker with RSR Realtors. Trogner also represented DP inthe two lease transactions and is the asset's leasing agent. TripleCrown was represented in house.

DP, which bought the building vacant, already has signed twoleases. Ace Mobility Products LLC, based in Indianapolis, will take8,000 sf to house its regional office, showroom and servicefacility. The lease includes 3,500 sf of office space. A secondlease, 4,000 sf, was signed with Pyramid Construction Services Inc.Both companies will move into their spaces in September.
