The 19,044-sf call center at 21120 Johnson Rd. wasn't availablewhen ProVisions bought Oreck's 360,500-sf office/warehouse at 21180Johnson Rd. last year, according to Craig Laher, managing directorfor the buy side. "We were re-approached," he says, adding theCookeville, TN-based seller marketed the call center to a justselect few before ProVisions' contract on the table.

ProVisions' leverage wasn't just the next-door property, but itis a well-known force in public and private joint ventures in thestate, working extensively with Mississippi's economic developmentgroups. "We have a lot of faith in Mississippi and its leadershipin economic development," Laher says. "Mississippi's really not asecret any longer to businesses looking to expand in that part ofthe South."

[IMGCAP(2)]Laher tells GlobeSt.com that the repositioning planis based on a three- to five-year hold. The call center, deliveringthis year on a four-acre tract, will be marketed to one user on afor sale or for lease basis while the retooled 360,500-sfstructure, situated on 23.2 acres, will be broken into multi-tenantspace. Laher says Triton Systems has leased part of the building,with enough deals in the pipeline to fill roughly 50% of theremaining space.
