The 10-year-old facility at 301 REA Blvd. was a build-to-suit for REA Magnet Wire Co., which is headquartered in Fort Wayne, IN. Various consolidations left the Las Cruces plant vacant.

But John Hummer, owner and broker at Steinborn/TCN Worldwide's Las Cruces office tells GlobeSt.com he doesn't anticipate the building will be vacant, or for sale, for long. "Las Cruces is at Interstate 10 and Interstate 25," explains Hummer, who has the marketing assignment with Grady Oxford, who is an associate broker with Steinborn/TCN Worldwide. "It's also 40 minutes from the border."

Companies that have manufacturing facilities in Mexico are looking for large facilities across the border, in the United States, to help with assembly and distribution, he adds. Though the building is for sale, Hummer says a lease option is available for those interested.

The building is in the 1,820-acre West Mesa Industrial Park, which was designed and being maintained by the city of Las Cruces. Hummer explains that West Mesa Industrial Park contains the Las Cruces International Airport, and the infrastructure is designed specifically to support industrial and distribution activities., so the former plant is in an ideal location.
