The buildings are one single-story office building and two R&D flex/office buildings at GATE, or the Government and Technology Enterprise project, a 413-acre enclave carved out of the Aberdeen Proving Ground for private sector use. GATE consists of nearly 350,000 square feet of space among six buildings.

Buildings underway include 6245 Guardian Gateway, a single-story, 31,280 square foot office building; and two R&D flex/office buildings: 6165 Guardian Gateway, 51,120 square feet on a single story and 6175 Guardian Gateway clocking in with 54,120 square feet. All three are designed to LEED Silver standards.

Construction has been underway for some time on the two-phase, 2.5-million-square-foot campus to house the Command, Control, Computer, Communication, Intelligence, Surveillance and Reconnaissance (C4ISR) Command operations. Expected to deliver in Q3 2011, that building will house 5,000 workers who are relocating from existing facilities at Fort Monmouth, NJ--and will mark the beginning of a surge of BRAC-related demand for nearby space that could last as long as twenty years, according to Jerry Wit, SVP at St. John Properties. "Our primary objective is to stay ahead of the office demand curve and we believe that interest will ramp up substantially in conjunction with the completion of the C4ISR facility.

St. John Properties can build up to two million square feet of multi-story and single-story space. The company was unable to return a call to GlobeSt.com in time for publication.
