SAN FRANCISCO-JP Morgan Chase & Co., which took back 450 Sansome St. in 2010 from investor Kent Swig, is preparing to sell the 132,000-square-foot office building. Swig bought the building for $28 million in 2005 and spent $3 million to renovate the lobby area in the building. After defaulting on a loan, the investor handed over the property to JP Morgan Chase.

Downtown observers expect that the 16-story tower could fetch $55 million, or north of $420 per square foot. For the full story, go to San Francisco Business Times .
