WASHINGTON, DC-Scheer Partners is stepping up its focus on landlord services with the promotion of Nate Crowe to senior vice president, director of landlord services. It is a new position for the company.

Crowe joined Scheer about five years ago, focusing on tenant services. Lately, though, the company has been noticing momentum in the landlord services market and decided to formalize the position and step up its focus on this segment of the market. Currently the company has about 20 mid-sized landlord clients.

It is an interesting time to invest more resources in landlord services, given the current grip tenants have on the market. Crowe, though, thinks equilibrium is on the long-term horizon. "The past five years have been rough for landlords and they have had to fight hard to compete for tenants," he says.

"However, over the past eight months we have seen more signs of stabilization – we are starting to see concessions start to fade away." Rates have been stable over the past few years, but concession packages are starting to decrease, he says.

Scheer is using a combination of hard work and imagination to approach the landlord services market, according to Crowe. "We've developed an effective model at marketing properties. I wouldn't call it new, but it is more diligent. We are being very proactive with a boots-on-the-ground approach."

The company is also trying such tactics as "name the building" campaigns for end users. "That is still ongoing. We haven't found a name yet but we were successful in getting through to people who wouldn't have ordinarily responded."
