SANTA CLARA, CA—Drawbridge Realty Trust hasacquired 4600 Patrick Henry Drive in Santa Clara.The single-story office and R&D building is on 3.21 acres andtotals 50,138 square feet. Drawbridge acquired the property in anoff market transaction for $13 million.

The building, located on the west side of Patrick Henry Drivesouth of Tasman, is 100% leased to NationalInstruments. National Instruments has signed a long-termlease for 100% of the property and has consolidated three smallerSilicon Valley offices into this location. Theproperty was built in 1977 and recently underwent an extensiverenovation prior to National Instruments' occupancy. The majorityof the building is built out as office and a small portion iscomprised of R&D space.
