WASHINGTON, DC-While Douglas Development Corp. was scheduled to break ground today on its redevelopment of the Hecht Co. warehouse here, the lion's share of the project work will have to wait until the developer gets a zone change to residential use for the property.

On Monday, locally-based Douglas Development submitted its planned-unit development application to rezone the property fronting New York Avenue and Fenwick, Okie and 16th streets NE from industrial/office to mixed-use and medium-high density residential, according to the Washington Business Journal.

The historic warehouse will be redeveloped into a six-story building that will contain two stories of retail, restaurant and service uses and four stories of residential space.

On a neighboring parcel, Douglas is currently building a seven-story, above-ground parking garage with ground-floor retail anchored by a Mom's Organic Market. See story in the Washington Business Journal.
