WASHINGTON, DC—Tishman Speyer is reportedly planning to add four floors to its 2000 K St. NW office building here, which it acquired late last year.

The building owner intends to add the four new floors to the 153,212-square-foot property by combining the adjacent office property at 2001 Pennsylvania Ave. NW that is owned by George Washington University to create one record lot for zoning purposes. That connection allows for the added height of the 2000 K St. building, according to the Washington Business Journal.

Matthew Le Grant, D.C.'s zoning administrator, in a recent letter to Allison Prince of Goulston & Storrs PC, Tishman Speyer's land use attorney, revealed Tishman's plans for the property. "I understand that the 2000 K Street owner plans to expand the building with the use of Transferable Development Rights," Le Grant wrote. "With the use of a sufficient number of TDRs, 2000 K may be expanded to attain a maximum height of 130 feet and a maximum [floor-area ratio] of 10.0. I understand that, with the addition, 2000 K will attain this height and density."

Tishman Speyer acquired 2000 K St. NW for $89 million. See story in the Washington Business Journal.
