NEW YORK CITY—Seizing on City Hall's focus on affordablehousing, Daniel Marks Cohen has joined the NYC Housing Partnershipas VP—director of real estate development.

Cohen was founder and member of Burlingham Capital Partners, alocal investment firm dedicated to principal investments inaffordable and market rate housing, as well as real estatedevelopment consulting.

Previously, Cohen served as a mortgage officer at the CommunityPreservation Corp., which offers construction and permanentfinancing to housing owners and developers. Earlier he worked forING Clarion Partners, the NYC Economic Development Corporation andthe Hudson Cos, an affordable and market rate housingdeveloper.

The New York City Housing Partnership serves as the City'sprimary intermediary for the development of new, affordablehousing, assisting in the creation of over 40,000 units in its32-year history.

“Based on the mayor's agenda, it's an exciting time to be inaffordable housing,” Cohen tells GlobeSt.com. “I'll be reaching outto—and negotiating with—developers to build more units.”

He explains, “When we partner with a developer, as a non-profitorganization we are able to get certain real estate taxes forgivenin exchange for a legally binding agreement with the developer tobuild affordable units.”

Ultimately, Cohen is charged with maximizing the Partnership'scapability, he says. “We help facilitate a few thousand affordableunits a year and we hope to increase that, especially with all ofthe resources now focused on affordable housing.”

Adds Dan Martin, chairman and CEO, the NYC Housing Partnership,“Dan will oversee our pipeline of existing and prospective realestate business as well as directing development of affordablehousing and financing for private developers,” says p. “He alsowill underwrite all affordable housing transactions, coordinate andinterface with local agencies and private developers and superviseproject managers.”
