WASHINGTON, DC—Four Points LLC is proposing to build a 71-unit apartment building on Martin Luther King Jr. Ave, SE that would be targeted for teachers and artists.

The plan for the 68,000-square-foot building at 2255 Martin Luther King Jr. Ave. has been filed with the DC Planning Commission. The second stage planned-unit development application calls for 80% of the units to be affordable to residents earning no more than 60% of the area median income, with the remaining units to be market rate., according to the Washington Business Journal.

The 24,000-square-foot development site is part of the Curtis Properties Inc.'s Anacostia holdings. Curtis partnered with Four Points in 2008 to redevelop a  7.8-acre tract with 855,000 square feet of office space, 165,000 square feet of retail, 500 residential units, a movie theater and grocery store.

The application by the locally-based development firm indicates it has signed a memorandum of understanding with Teach for America to market the building to teachers. The project may also feature live/work spaces for artists. See story in the Washington Business Journal.
