SAN ANTONIO–CBRE Capital Markets' Investment Properties team is marketing three newly constructed, fully-leased retail centers in South Texas on behalf of San Antonio-based Bakke Development Corp.

Kenedy Junction and Kenedy II are situated in Kenedy, a rapidly growing area of the Eagle Ford Shale, approximately 60 miles southeast of San Antonio. Hondo Village is in Hondo, approximately 40 miles west of San Antonio and within the San Antonio MSA.

“The growing communities of Hondo and Kenedy are driving consumer demand for retailers and restaurants in the area,” Carrie Caesar, vice president with CBRE, told GlobeSt.com. “The declining oil prices may slow expansion in the Eagle Ford Shale for the short-term, but pumping will continue.”

Located at 165 Business Park Drive, Kenedy Junction is a 10,517-square-foot retail center that was completed in 2013. It is 100 percent leased to five tenants, including GNC, Hibbett Sports and The UPS Store. Kenedy II, at 119 Business Park Drive, is a 6,000-square-foot retail center under construction. It is slated for completion this year and is already fully leased to three tenants, including Magnolia Diner and Domino's Pizza, which fill voids in the market's current retail mix. Hondo Village, at 166 Menefee St., is a 10,555-square-foot retail center that was completed in 2014. It is 100 percent leased to five tenants, including Hibbett Sports, Great Clips and The UPS Store.

Within a quarter mile of the Kenedy centers are two new, large-scale developments, including the Las Colinas residential subdivision, and a 100-acre, mixed-use commercial development by Signor.

Hondo is also experiencing an uptick in development. A medical office is under construction on a pad site adjacent to Hondo Village, and both multifamily and single-family developments are slated for neighboring land parcels.

All three assets are shadow-anchored by Walmart Supercenters, offering visibility and steady traffic flow. The centers are available for purchase individually or as a portfolio.
