IRVING, TX—CREW Dallas, through its philanthropic arm, CREW in the Community, kicked off the Volunteers of America Texas Shootout last month with its 31st Golf Classic LPGA Pro-Am Tournament at Las Colinas Country Club. The 135 golfers joined CREW Dallas and LPGA pros for a day of golf that included a helicopter ball drop on the Driving Range led by Belén Mozo, and a 19th hole celebration in the evening. This is the first year of CREW Dallas' partnership with the LPGA.
DALLAS—As part of April's National Volunteer Month, Knightvest Management invited all of its property managers to participate in the first-ever company-wide “food fight” as part of the Knightvest Fights Hunger Food Drive. Property managers competed against all 50 Knightvest-owned properties to collect the most non-perishable canned food items in two weeks leading up to Knightvest's property management leadership summit. Collectively, the properties gathered more than 300 canned goods, which were donated to the Vickery Meadows Food Pantry on April 26.

BELLAIRE, TX—CBRE Capital Markets arranged the sale of Bellaire Atrium I and II, two six-story buildings totaling 152,304 square feet. SLS Properties purchased both office buildings, located at 5909 and 5959 West Loop South from 5909-5959 Realty Ltd., a related entity of Braun Enterprises for an undisclosed price. With an occupancy rate of 91%, Bellaire Atrium I and II include a variety of tenants from the accounting and financial planning industries as well as a large percentage of medical-related tenants due to its proximity to the Texas Medical Center. CBRE's Todd Casper and Michael Hassler represented the 5909-5959 Realty Ltd. in the transaction.

Aspire Ventures LLC purchased the asset from San Diego-based Communidad Realty Partners for an undisclosed price. Chris Deuillet with CBRE's Dallas office represented the seller.
DALLAS—Two of the biggest names in dining and fitness have signed on at Victory Park, adding to the growing list of new tenants opening at the mixed-use district. Mesero, the latest concept from local Mexican food empresario Mico Rodriguez, will open a flagship location at Victory Park. The local favorite will begin serving its re-imagined Tex-Mex and Mexican dishes as well as American classics in early 2018. In addition, fitness franchise Orangetheory Fitness will join Victory Park. Named one of the 60 fastest growing companies, Orangetheory Fitness will bring its scientifically backed group personal training workout to Victory when the studio opens this fall.
DENVER—GreenbergFarrow, an architecture, engineering, planning and development services firm, is opening its newest office. It is the latest expansion in GreenbergFarrow's growing footprint nationwide, marking its 16th US office.

HOUSTON—Rolling Dough LTD, a franchisee of Panera Bread, recently signed a 20-year ground lease with the help of experienced commercial real estate representatives from Belvoir Real Estate Group. The new lease, a 4,500-square-foot location at 851 and 857 Dairy Ashford, is scheduled to commence the first quarter of 2018. Matthew Goldsby and Rin Willis of Belvoir Real Estate Group LLC represented the landlord, 929 LLC, while David Littwitz with Littwitz Investments Inc. represented the tenant, Rolling Dough Ltd.
HOUSTON—Baker Katz has completed two leases on behalf of Outback Steakhouse in Houston. Two Outback Steakhouse restaurants, each totaling 6,500-square feet, are slated to open in spring 2018 in Katy, TX and Pasadena, TX. The Katy restaurant will be located at the intersection of Interstate 10 and Katy Fort Bend Road near additional notable tenants, including Bed Bath & Beyond, Buy Buy Baby, PetSmart, Dick's Sporting Goods and Chipotle Mexican Grill. The Pasadena restaurant will be located at the corner of Vista Road and Texas State Highway Beltway 8. Stephen Tou with Retail Connection represented the landlord in the Katy transaction and Lindsay Schlueter with Glasier Retail Partners represented the landlord in Pasadena.
THORNTON, CO—TruAmerica Multifamily and the Magnolia Real Estate Fund have acquired Fox Creek, a 287-unit apartment community in an off-market transaction valued at $53 million. Fox Creek is the sixth multifamily investment in the Denver area for TruAmerica where the firm has acquired approximately 3,000 units in the past three years.
