Fully Entitled Beach/Bayfront Site is Shovel Ready

PORT ARANSAS, TX—Mustang Island is the barrier island that creates the seaward boundary of Corpus Christi Bay. On the northern portion of the island is Port Aransas, located within 30 minutes from Corpus Christi and a couple hours’ drive from San Antonio, Houston and Austin. Port Aransas and Mustang Island have 18 miles of shoreline.

One of its proposed developments is Mustang Island Marina and Resort, which totals approximately 541 gross acres. It includes both Gulf and Bayside property as well as a 37-acre tidal boat basin with fully contained navigable channel connecting the residential canal systems to Corpus Christi Bay.

The beach/Bayfront development is also fully entitled with all necessary permits and approvals from the US Army Corps of Engineers. This planned urban development benefits from special mixed-use zoning allowances including marina, hotel, single-family residences, town homes, boat storage and other commercial uses. The property is co-listed by LandVest and Mustang Island Ventures LLC.

“There is not another development opportunity like this anywhere on the Gulf Coast,” Keith McMullin, broker with Mustang Island Ventures, tells GlobeSt.com. “And, Army Corps permits are hard to obtain.”

There is a 100-acre beach village tract with approximately 2,000 linear feet of frontage on the Gulf of Mexico adjacent to the current Cinnamon Shore development, and a 434-acre Bay and marina village tract with more than 1 mile of frontage on Corpus Christi Bay, located directly across State Highway 361. The existing US Corp of Engineers permit on the Bay and marina village tract allows for developing a 200-foot wide residential canal system (the main channel has already been dredged to approximately 8 MLT), private boat docks and a commercial marina including dry stack boat storage. All US Corp of Engineers-permitted wetland mitigation has been completed.

The existing dune crossover permits allow for constructing four boardwalks connecting the beach tract to the Gulf of Mexico beaches. The site elevation ranges from 8 to 11 feet above sea level.

For visitors and residents, this gulf coast island offers year-round outdoor activities from sport fishing and parasailing to birding, dolphin watching, kayaking and the only seaside links-style golf course in Texas. There are an array of restaurants, from cook your catch to roadside taco stands to fine dining. And, year-round festivals and events include the annual BeachtoberFest, the Whooping Crane Festival and Texas SandFest.
