SAN GABRIEL, CA-The $1.1 million sale of a 40-year-old, eight-unit apartment building illustrates investor interest in the San Gabriel Valley and buildings without rent control, according to Marcus & Millichap broker Seth Polen.

AGOURA HILLS, CA-The Joni and Friends program for the disabled buys a 27,000-sf office building for a three-fold expansion within the city. Occupancy is scheduled for Jan. 2004, when the existing tenant is scheduled to vacate the premesis.

SANTA ANA, CA-Davis Partners, a Newport Beach-based investor, buys a 39,929-sf garden office project from Newport Federal, the second deal in recent weeks for the seller. The building was built in 1974 and renovated most recently in 1991.

PLACENTIA, CA-Custom Line Professional Screen Printing leases 73,000 sf in a building along the 57 Freeway. The space, which includes 4,500 sf of office, will become the company's new headquarters.

SANTA CLARITA, CA-The newly built, 53,500-sf center sells for $212 per sf at a 9.1% cap rate to a buyer from Texas. The center is leased to a mix of regional and national credit tenants and was 95% occupied at the time of the sale.

LOS ANGELES, CA-Owner FSC Kingsley Associates obtains the refinancing loan from Archon Financial. The 103-unit property was built in 1985 and recently renovated. It was 98% leased at the time of the sale.

BREA, CA-The first three buildings are sold in the recently completed Voit Brea Business Park, a 530,000-sf speculative development, with seven more buildings in escrow.

GARDEN GROVE, CA-Chase Partners buys the 40,151-sf Executive Plaza and will sell it to a buyer who will convert it to a center for labor unions. One buyer will acquire 12,000 sf of the building and another will purchase the remainder.
