HOUSTON-In an all or nothing deal, Clay Development & Construction buys Hanover Compressor Co.'s vacant office and industrial site after landing an office tenant to speed an industrial redevelopment. Now, it's full steam ahead for Thomas Road Business Park.

FORT WORTH-A Wal-Mart committee will decide in 10 days whether to accept the top bid for 8.9 acres in yesterday's auction. Sources say Wal-Mart paid $1 million in 1989 for the land. If the sale clears, the buyer wants to build an 80,000-sf shopping center.

HOUSTON-The fast-food giant, trading in vintage sites for new ones, sells the last vacant property, a 3,300-sf restaurant on a 40,000-sf tract, to a dental clinic operator, who plans to build a 12,000-sf shopping center at Woodforest Drive and Uvalde Road.

FORT WORTH-The 96-unit Westview Terrace goes to an Idaho Falls, ID investor, who picks up the repositioning play after three other contracts fall out. Bought at less than $10,000 per unit, about $10,000 more per door will be spent on the turnaround.

FRISCO, TX-The partnership latches onto about three acres at a key intersection after a plan collapses to develop a convenience store on the site. Getting a below-market rate, the new owners will push for approval to develop flood plain land and then decide its fate.

HOUSTON-Executives for the Collaborative for Children, two newly merged nonprofits with 27 years' experience, sign a 10-year lease for the fourth floor of 3800 Buffalo Speedway for the headquarters location. Move-in is set for December.

FORT WORTH-Bradford Cos., Realty Capital Partners Inc. and the Carter Foundation Production Co. work out a plan to add the first multi-tenant spec space in 20 years to Carter Industrial Park. Ground breaks in January 2005 on the first two buildings.
