DALLAS-Negotiations seal off three full floors in the 21-story Turtle Creek Centre. In one deal, a longtime tenant re-ups a year early while the other grabs a second floor before the move-in starts to its first pledge for space.
DALLAS-The locally based Potomac Realty Ltd., a single-purpose owner, sells all that it has in Texas to American Financial Realty Trust for $9.5 million. A second single-purpose entity will sell another four branches in two weeks.

RICHARDSON, TX-Macfarlan Real Estate Investment Management quickly eliminates the competition for AMX Corp.'s 129,000-sf, class A headquarters, marking its third buy in six weeks for a combined $30.9 million in a 2004 plan to spend at least $150 million.
LEWISVILLE, TX-Holbrook Partners will break ground in April on an 81-condo project along the north shore of Lake Lewisville, culminating three years of negotiations with the mobile home park's owners for the 10-acre waterfront site.
FORT WORTH-Brama Ventures takes a "short-term difficulty" with "long-term promise" in the purchase of the 65%-leased, 263-unit West Pointe Apartments. This year, the firm plans to buy $75 million of value-add and tax-credit multifamily properties.
