CLEAR LAKE, TX-The space race in the NASA/Clear Lake submarket isn't confined to the economic engines of its mainstay employment, space exploration. Demand is such that class A space is practically non-existent and class B is sure to get tighter.
PHOENIX-The Hoyt Trust, with holdings in Phoenix and California, convinces the Ryan Cos. to sell 20 acres along 40th Street near the Sky Harbor International Airport. Hoyt has been eyeing the land for some time, says the broker. It's an all-cash deal.
HOUSTON-Adams & Coffey stays in Houston's CBD, but signs on for 7,986 sf in a 19-story office building owned by Koll Bren Schreiber Realty Advisors. Its new address in the 21-year-old 1010 Lamar St. pushes occupancy to 84.5%.
HOUSTON-After subleasing Enron space for three years, EOG Resources goes out on its own in a direct deal for space leased to its bankrupt predecessor. The new deal takes up 142,968 sf at Three Allen Center, part of a complex that had 500,000 sf standing empty.

HOUSTON-Conservative Investments Inc. of Houston has secured acreage, on the market for some time, for a commercial and residential development. The plans are preliminary, but more land could be bought as the project develops.
HOUSTON-Zenith Real Estate Group takes title to the 18-year-old, class B building in the near southwest submarket, where vacancy is pushing 16.4%. Seller Phoenix Life of Hartford, CT acquired the five-story office building in 1997.
PARADISE VALLEY, AZ-A Summit Builders' crew wraps up work on the $25-million Paradise Valley Corporate Center. Pre-leasing of the 204,000-sf office building has lined up a full floor for InstaSuites and 3,900-sf for Arizona Title.
PHOENIX-The renovation team's been working for 18 months. The final piece is an "Oasis" for the resort at the base of a desert preserve. The water project calls for an 83-foot tower, 10,000-sf wave pool and other perks.
