GOODYEAR, AZ-Indianapolis-based Pedcor Inc. acquires the Palm Valley Apartments from Investcorp for $21.8 million. The 264-unit, garden-style apartment complex, which is located at 1891 North Litchfield Rd., was Investcorp's last asset in the Valley.
PHOENIX-Chicago-based First Industrial Realty Trust purchases six industrial buildings from the Mack Co. for $34.8 million. The deal also includes another 11.6 acres capable of holding another 200,000 sf of industrial product.
PHOENIX-Jose Prado of Redwood City, CA, dives into the metro's multifamily sector with the $7.5-million acquisition of the Villa de Paz Apartments at 4405 N. 103rd Ave. The complex, nearly 100% occupied, traded at a 6.5% cap rate.

TUCSON-Tim White, a private investor from Mt. Vernon, WA, buys Tierra Bonita in the city's south central sector for $11.8 million, gaining a market inroad with an asset that's more than 90% leased and units with an average rent of $450 per month.
PHOENIX-Wageworks, an employer-sponsored services provider, leases 10,922 sf for a regional office in a five-year deal valued at $1.1 million. The decision sets up a regional office in the Phoenix Technology Center.
TEMPE, AZ-Rosendin Electric inks an office/warehouse lease for 600 W. 24th St. to double the operating space with a move from Mesa. The five-year deal has a payout of $490,000.
PHOENIX-Robert Sheridan & Partners of Oak Park, IL, acquires the 274-unit Las Brisas Apartments from Seattle-based Olympic Investors LLC. The fully leased asset. with one-, two- and three-bedroom units, sells at a 5.9% cap rate.
TEMPE, AZ-Design Mail, a subsidiary of Dallas-based media giant Belo Corp., will take down distribution space in Warner Business Park. The building owner, Hewson Development Co., will receive a payout of $1.1 million for the 65-month deal.
CHANDLER, AZ-Closet World crafts a 40-month sublease for industrial space at 2805 W. Frye Rd. with Art Wholesalers, now in the midst of a consolidation. Closet World adds 31,549 sf with a move from Scottsdale.
