VALLEY FORGE, PA-The provider of outsourced services to small business will move into O'Neill Properties' 43,494-sf office building at 820 Adams Ave. here in October. The published rental rate is $23.75 per sf.
HUNTINGDON VALLEY, PA-The luxury builder's third-quarter net income reached $106 million, a 56%-increase over the same quarter a year ago. Earnings, revenue, contracts and backlog all showed whopping, double-digit gains.

BETHLEHEM, PA-Milliken Valve Co. inks a lease for half of the Bethlehem Crossings I warehouse/distribution facility under construction here by Opus East. Completion of this first of three planned buildings is scheduled for November.
ALLENTOWN, PA-Airgas East establishes a 13,802-sf service center in Brandywine's class A office property, which broke ground 69% leased in June 2003. Lease terms are undisclosed, but brokers say the rate is approximately $18.50 per sf.
VALLEY FORGE, PA-Leasing of the first 310-unit apartment portion of O'Neill Properties' planned 65-acre residential and office community on the former Betzwood and Lubin Film Studio Estate begins. Rents range from $1,240 to $1,950 a unit.
PHILADELPHIA-With the opening of Ikea's first urban store, the roll-out of additional stores at 60-acre Columbus Commons begins. It is 98% leased. Meanwhile, Whitman Square at the former Whitman Chocolate factory opens after Labor Day, 100% leased.
PHILADELPHIA-With the exception of the Lehigh Valley, which absorbed one million sf this year, the industrial market for the greater Philly MSA is marking time. Rates remain constant; construction is limited to build-to-suits.
