ATLANTA-To fill the post vacated when Charles Elliott was promoted to senior vice president of real estate, locally based Roberts Realty Co. turned to Stephen McAleer, former financial executive of Alpharetta, GA-based Cavanagh Group, a manufacturer of collectibles.
ATLANTA-The 10-year loan carries a 7.29% fixed rate and represents a 72.5% loan-to-value ratio on the 1967 property. Under the current owner, locally based Ram Development, occupancy has risen from 65% at the time of purchase in 1999, to 97%.
PHILADELPHIA-The new debt for the Columbus, OH-based retail REIT is at LIBOR plus 1.95% for an initial interest rate of 3.79%. The mortgage matures Aug. 1, 2004 and includes a one-year extension. Glimcher will pay down a $4.5-million bridge loan.
PHILADELPHIA-Among a dozen leases executed by the firm for suburban Pennsylvania properties over the past three months, three alone account for 92,352 sf. Activity encompasses renewals, expansions and new tenants. The towns of Horsham and Berwyn see the most activity.
ATLANTA-Locally based Hunton & Williams expands from 94,000-sf and renews its lease through spring 2009. Terms were not disclosed, but brokers suggest the rate is between $22 and $23.50 per sf. Area brokers estimate the aggregate value of the lease at $16 million.
PHILADELPHIA-With 7 million sf and a 15% vacancy rate, Lehigh Valley office owners are luring New Jersey businesses and others with rates below the asking average of from $17 to $18 per sf, according to a report by Garibaldi's Michael Bartolacci.
ATLANTA-The Irving-TX-based REIT continues its buying spree with the $35.3-million purchase of the 385-room Wyndham Myrtle Beach Resort and Arcadian Shores Golf Club. It plans a $10-million renovation and conversion to the Hilton brand in spring 2003. A management agreement is already in place.
PHILADELPHIA-The Duluth, GA-based provider of outsourced customer call centers and management services signs a five-year lease at ProLogis' Airpark Distribution Center on the Kentucky border near the Cincinnati/Northern Kentucky Airport. Brokers estimate the rental rate at under $4 per sf.
ATLANTA-In a sale-leaseback transaction, the New York-based investment banking firm's REIT purchases locally based Advantis Technologies' headquarters under a 15-year, bond-type net lease with two 10-year renewal options. Area brokers estimate the rental rate at $6.83 per sf.
ATLANTA-The two-story, 98-room Villa South Motel, located between Atlanta and Savannah at the midpoint between Augusta and Macon, has a 190-seat restaurant with reported revenues of $1M a year, an exercise room and outdoor pool. Occupancy is 60%.
