10000 Avalon will be the second and final office building in Avalon, a leading mixed-use development in North Atlanta.

The Atlanta, Boston and Chicago offices have joined forces to share information and deal flow on behalf of their clients.

The 30,000-square foot center includes three buildings shadow-anchored by a 69,000-square foot Kroger with a fuel station.

The property has modest near-term rollover, and several of the tenants with expiring leases are currently negotiating renewals.

"With its current occupancy rate of 98%, strong fundamentals, along with corporate and business expansion, we believe this acquisition is an excellent opportunity to increase our presence in Georgia, a target area for our firm,” says Albert Lord III, founder and CEO of Lexerd.

The acquired timberlands are projected to grow from the current 2.8 million tons of annual harvest volume to more than five million tons by 2028.
