Renovated, amenitized office space is nice, but in Orange County, office users really want functionality.

Playa Vista office rents fell nearly 5% in Q1, while Culver City saw the biggest rental bump, up more than 20% over last year.

“Despite corrections ending a long winning streak in the financial markets, the benefits of the new tax law should shore up commercial real estate, especially industrial and office demand,” says Jason Wolf, founder of Burlington County-based WCRE.

The flexible office space provider has raised approximately $100 million in investment capital, and is now valued at $500 million.

It's a small project, but any new office construction in the suburbs is rare.

This June, Tishman Speyer begins construction on The Spiral, the 65-story office tower where the biopharma giant will reside starting in 2022.

If a tenant is able to negotiate, it will go a long way to ensuring a smooth construction project and will reduce the likelihood of disputes.

The San Diego office market has seen great recovery since the last recession, and redevelopment activity in the class-B market is responsible for much of the gain.
