Crocker Partners recently completed a $13.5-million capital improvement program at the building.

The four-story office building and adjacent surface parking area was completed in 2013 and is fully leased to global pharmaceutical company GlaxoSmithKline through 2028.

A new park-centric multi-use development called Monarch City was recently introduced by the Howard Hughes Corporation and zoning is expected to begin this year on the community.

A developer would require an abatement to remain, expand, locate or redevelop in Houston, especially if the project is in a declining part of the city and results in strengthening of the local job and economy.

Syska Hennessy Group, currently located at 1515 Broadway, will occupy the entire fourth and fifth floors of the 1.1-million-square-foot building.

The National Association of Professional Insurance Agents acquired a new headquarters just a few blocks away.

The building has been a hit with office tenants, including Bank of America, which has also agreed to finance the trophy property.
