Stuart Oswald Oswald: “Despite this latest shift, low cap rate sales are still occurring on newer stabilized deals in good locations (i.e., +/- 6%), but fewer deals are trading on next year’s proforma, and the spread is widening between class-A stabilized deals and -B deals or deals in transition.”
