Regency Realty believes it has what it takes to be a good neighbor, delivering in October a 125,000-sf retail development tailor-made for the tony homes of Trophy Club.

The center represents the first significant retail complex for the community situated near the intersection of Texas 114 and Trophy Lake Dr. The project, anchored by a 64,000-sf Tom Thumb, is made of manufactured stone called Hill Country Chalk and boasts such architectural elements as towers, wood brackets, metal awnings, all finished out in earth-tones and complemented by textured concrete. The uniquely designed center, a product of O’Brien & Associates of Dallas, also features park settings with benches and botanical garden-type landscaping. The project engineer is Hewitt-Zollars Inc. of Dallas.

“There’s not much out there … and it’s in a neighborhood and we wanted it to be neighborhood friendly,” Cody Pletz, Regency Realty’s project manager, told GlobeSt.com. The nearest major shopping area is Grapevine, situated about a 20 minute drive from Trophy Club where high six-figure homes are the norm.

The center broke ground in January and is about 90% leased, says Pletz, who expects it to be fully leased by year’s end. Other retailers are Great Clips, Excel Cleaners, Hot & Cremy Donuts, GNC, Hong Kong Express, Radio Shack, Art & Frame, Colorful Nails, Subway, Blockbuster, Bank of America, Southwestern Bell Wireless and a dentist’s office. Tom Thumb is planning an Oct. 4 opening with the remaining stores expected to open in the ensuing months of the last calendar quarter.

The project’s final phase, a 14,400-sf Walgreen’s drug store, launches in first quarter 2001 and is expected to deliver in May, according to Pletz. It is the sole outparcel being developed on the 14-acre project owned by Regency Realty, a Jacksonville, FL.-based developer and owner of 222 shopping centers in 22 states. “I don’t know what the future plans are … if we’re going to retain it or not,” Pletz told GlobeSt.com.
