SIDNEY, NE-In an unusual deal, Sheldon Good & Company Auctions, LLC, will offer the I-80 Industrial Park and former Sioux Army Depot at 1160 Stephenson St. for auction. The property will be sold in its entirety or in parcels by sealed bid, with bids due no later than 5 p.m. Oct. 10 in the office of Sheldon Good & Company Auctions, 7979 E. Tufts Avenue, Suite 1030, Denver, CO.

A certified or cashier’s check at 5% of bid is required.

The I-80 Industrial Park is comprised of 500 acres and is adjacent to North-South and East-West transcontinental rail lines and Interstate 80.

Built by the US in 1942 as a self-sufficient community to aid the war effort, the depot was deactivated in 1967 and eventually became the I-80 Industrial Park with residential elements.

The property location allows low-cost shipping by train or truck to all points across the US. It is located in a community of more 6,000 people, with an economic base in industry, agriculture and services.

The property includes multifamily rental units, offices, office buildings, developable land and 240,000 sf of industrial warehouse space in 17 buildings.

The industrial warehouse facilities plus the hundreds of acres of developable space is attractive to companies eager to reduce cost of production, transportation and storage, according to the nation’s largest real estate auction company.

“This property provides the buyer with the unique opportunity to acquire commercial and residential property that manages high leases in a region where there is a relatively low cost of doing business,” says Steven L. Good, chairman of his Chicago-based company.

The property currently offers a wide variety of residential housing options under the trade name of Sidney Apartment Homes. In addition to 70 apartment units, the property offers five three-bedroom, single-family homes and a duplex consisting of a two-bedroom and three-bedroom unit.

The industrial spaces ranges in size from 1,500 sf to 45,000 sf. There is also 17,800 sf of office space in three buildings.

In addition, there is a 27,832-sf school building with gymnasium, a 4,730-sf building formerly used as a cafeteria, and a four-lane, fully functional antique Brunswick bowling alley in a 4,386-sf building. There is also approximately 200 acres of vacant land with an airstrip.
