DENVER-The developer of the $1-billion former Gates Rubber site near Broadway and Interstate 25 in south central Denver has submitted plans for new zoning for the 50-acre site. Stephen Moyski, president of Cherokee Denver LLC, and the Regional Transportation District, are seeking to change the zoning from industrial to a Transit Mixed-use District.

When completed over the next 15 years or so, the land could be home to a maximum of 7.5 million sf–2,000 condominiums, 2,000 multifamily rental units, 250,000 sf of retail, 2 million sf of offices, and a hotel.
