NEW YORK CITY-Lower Manhattan will gain another much needed office tenant in spring 2004. The law firm of Jones Hirsch Connors & Bull PC has inked a deal to vacate its Midtown space for new digs at One Battery Park Plaza. The 10-year lease is for 25,519 sf.

Located on an entire floor of the 35-story building, the new offices will serve as the firm’s corporate headquarters. Terms of the deal were undisclosed, but according to the building agent for Rudin Management Co., asking rents at the property are in the high $30 range. The firm is expected to be based on either the 28th or 29th floor, the agent tells GlobeSt.com.

Jim Frederick and Richard Michaels of Colliers ABR Inc. represented the firm in the deal, while Rudin Management stood in for the owner, the Rudin and Rose families.

Previously located near East 47th St. at One Dag Hammarskjöld Plaza, also known as 885 Second Ave., Jones Hirsch Connors & Bull will now be based on the edge of Battery Park between State and Whitehall streets. “The move is critical to accommodate our law firm’s growing litigation practice,” says James P. Connors, principal with the firm.

Built in 1970, the building contains a total of 750,000 sf. According to a statement, occupancy at the property is soon expected to drop due to the impending departure of Pillsbury Winthrop LLP from some of the building prime tower floors.
