DALLAS-Any day now, the keys will turn on a 57,000-sf office/warehouse space to bring a tenant to a user-owned building and fill a 173,129-sf building in the Stemmons Corridor.

Hunter & Associates, an office furniture supplier, will use 119 Regal Row as a consolidation site for two locations along Irving Boulevard and Walnut Hill while gaining about 7,000 sf with the move, Craig Jones of Dallas-based Robert Lynn Co. tells GlobeSt.com. The inbound tenant signed a long-term lease as a result of negotiations between its broker, Jones, and the building owner’s representative, Michelle Hudson of Henry S. Miller Commercial in Dallas. The finish-out has added more office and showroom space.

Jones says the office furniture supplier had been weighing options for a year, looking to stay relatively close to its largest location at Walnut Hill and Stemmons Freeway. The building’s design with 26-foot clear heights and ample truck courts were the deal-makers to drive a relocation to the south while staying in the same submarket, he says.

TMT, under single-asset ownership, acquired the holding in November 2000 for its auto parts distributorship. The building’s quoted rate was $3.75 per sf.
