WOODLAND, CA-US Industrial REIT of San Antonio has purchased a 1.2-million-sf portfolio here for $51 million. Woodland is located 20 miles Northwest of Sacramento on Interstate 5.

The portfolio includes three bulk distribution warehouses. Exact occupancy was not immediately available. The REIT describes the properties as “well leased” to two tenants, Hewlett Packard and Advanced Marketing Services. The building addresses are Tide Court A, 221 Hanson Way and 2222 East Beamer St.

US Industrial REIT is an affiliate entity sponsored by USAA Real Estate Co., which will manage the property. The REIT owns 20 properties including more than 11 million sf of industrial product. This is its first Northern California asset.

US Industrial says the Hanson Way and Beamer Street buildings have characteristics typically not found in most buildings in the market, including a 1:10,000 sf loading door ratio; security monitoring and surveillance; and walls that fall below grade level pop-outs, allowing the buildings to be easily cross-docked.
