PASADENA, CA-The Patina Restaurant Group founded by owner and chef Joaquim Splichal has acquired a 36,400-sf building at 959 E. Walnut St. for $7.7 million and has tapped CB Richard Ellis to lease approximately 24,000 sf of the property, according to Bill Ukropina of the Glendale office of CBRE. Ukropina tells GlobeSt.com that the buyer will occupy approximately 2,000 sf of offices in the two-story building, which was fully leased until former tenant SBC Communications moved out of 26,000 sf in April.

Splichal’s company bought the building from Walman Properties in a deal brokered by Ukropina, Kevin Duffy and Damon Feldmeth, all of the Glendale office of CBRE. Ukropina, Duffy, Feldmeth and Julie Pellicci of CBRE in Glendale will be the leasing agents.

Built in 1979, the building is a block east of the Pasadena CBD and a block south of the 210 Freeway, near the new Gold Line transit station. It includes 104 surface parking spaces both on-site and in two adjacent lots.

Buyer Patina opened its flagship Patina restaurant, which has since moved to downtown L.A., in Hollywood in 1989. The chain’s other restaurants include Nick & Stef’s Steakhouse, Kendall’s Brasserie and Zucca Ristorante in downtown L.A., three restaurants at the Disneyland Resort, and the bistro-style Pinot restaurants in Los Angeles, Las Vegas, the Napa Valley and Orange County.
