Smith Barney's relocation from Stratford Road gives the firm acentralized Downtown address which is also home to Wachovia Bank(318,683 sf) and law firm Surratt & Thompson (2,889 sf).According to AFRT, among the class A office property's amenitiesare a 16,500-sf cafeteria, outdoor dining area, fitness center,in-house barber shop and secure underground parking.

AFRT's brokerage team on the deal was led by Cindy Christopherof Meridian Realty. Jeffrey Harper of the Staubach Co. representedSmith Barney.

Jenkintown, PA-based AFRT, which focuses on acquiring andleasing sites occupied by financial tenants, purchased the 28-storyWachovia Center from Wachovia in 2004. The property at 100 N. MainSt. was built in 1995 as Wachovia's headquarters. At the time AFRTtook ownership the office tower was 45% occupied, an AFRT spokesmantells GlobeSt.com. The property now has 166,732 sf available forlease.
