NORTH NAPLES, FL-Locally based developer the D’Jamoos Group is planning to break ground in the winter on a $100-million, mixed-use project called the Buckley Nursery Project on a 22.84-acre site.

The zoning for the site has been approved and a site development plan has been filed with the county. The project will include 224 condominiums, 51,477 sf of retail space, 11,188 sf of restaurant space, 53,871 sf of general office space and 22,140 sf of medical office space. The condominiums will range from one-bedroom, one-bathroom units that contain 972 sf, to three-bedroom, three-bathroom units that measure 1,809 sf. The retail and restaurant space will be leased and the office space will either be leased or sold.

The project incorporates a New Urbanism approach whereby development is built around a “Main Street” that contains office and retail space. The development is designed so that residents can live, work and shop in the same area. “This is a project we’re very excited about because it’s the first true mixed-use project approved for Collier County,” the D’Jamoos Group vice president of sales and marketing Andy D’Jamoos tells GlobeSt.com. “It took a lot of effort to education the government about mixed-use.”

The architect on the project is Dallas-based Humphreys and Partners Architects and the contractor is Naples-based Current Builders. A marketing campaign for the project, including pricing information for the residential units, will be launched in the fall with completion anticipated in summer 2008. “The leasing plan is critical for this project,” D’Jamoos says. “You have to make sure you have the right mix of retailers. We’re looking for boutique-type retailers to give it a local flair.”
