BALTIMORE-KCI Technologies Inc will be moving its Hunt Valley operations to a building designed for silver-rated LEED certification. Located at 936 Ridgebrook Rd., in Sparks, a Baltimore County submarket, the five-story, 120,000-sf property is being developed by Cignal Development Corp.

KCI will occupy the entire build-to-suit building and will have an equity percentage of the ownership, according to William Whitty, senior vice president and principal with MacKenzie Commercial Real Estate Services in Baltimore. Whitty, and Mark Deering, senior vice president and principal, represented KCI.

936 Ridgebrook Dr. is located in the Highlands Corporate Center, an office park located off York Road. The master plan for the center calls for a three-building campus totaling 165,000 sf.

KCI, which will use 100,000 sf for office space and 20,000 sf for storage, will be moving to the new building in December 2008 after 15 years at 10 North Park Dr. One reason for the move is its need to accommodate the anticipated growth from roughly 300 to more than 400 employees at its headquarters over the next few years, according to a company release.

“Although KCI now operates in 10 states, our roots and our core commitment are to Baltimore,” says KCI Technologies chairman and CEO Terry Neimeyer, in a statement. “By building our new ‘green’ headquarters in Baltimore County, we are honoring our belief in preserving the environment while growing our company and contributing to Baltimore County’s economic strength.”
