ROSEMONT, IL-National food service provider and distributor US Foodservice expanded its lease by 15,000 square feet to 140,000 square feet in Riverway West, at 9399 West Higgins Rd. in Rosemont, IL. The facility is part of a three-building office complex that totals 875,000 square feet, which Duke Realty Corp. bought in 2005 from Simon Property Group for $162 million, sources say. The complex is above 90% occupied, with asking lease rates around $18.50 per square foot net.

Also in recent leasing activity, Duke has signed 111,000 square feet in leases at its Carol Stream I industrial building. The company’s leases to FIC America Corp. and M One Distribution Inc. have brought the 188,000-square-foot building at 640 Center Ave. in Carol Stream, IL to fully occupied. Metal stamping company FIC leased 67,000 square feet, and freight fulfillment company M One took 44,000 square feet.

The building is located in the Central DuPage County submarket, where occupancy rates are around 91%, according to Cushman & Wakefield’s Q1 industrial market report. Asking lease rates range from $5 to $7 per square foot net in the submarket, according to the research.

Finally, Duke announced that water conditioning system company Culligan Dealer Co. renewed its lease of 18,000 square feet at Crossroads 3. The 187,000-square-foot industrial building is located at 375 W. South Frontage Rd. in Bolingbrook, IL. The building is located in the Interstate 55 submarket, where occupancy is around 84% and asking lease rates range from $4 to $6 per square foot net, according to Cushman’s Q1 report.
