The unnamed student housing project will be completed in timefor the 2009-2010 school year and managed by Campus Advantage Inc.of Austin. EE Reid Construction Co. of Sugar Land is the generalcontractor, while Humphreys & Partners Architects LP isdesigning the project, designing it an "e-Urban" facility.

David Wallace, partner with the Sugar Land development company,says the design concept is slightly different from the standardoff-campus student housing, in that it reduces wasted space byeliminating corridors and hallways, which helps indoor climatecontrol. "This improves efficiency and cuts costs," he adds. "Thatmeans we can reduce the rental factor to students."

The e-Urban design also fits in architecturally with thesurrounding area. "Anytime you're dealing with an urban renewal andhave downtown density issues, you want to make sure you're buildingsomething that fits with the environment," Wallace says. "With allthe different types of elements inherent with urban downtownliving, an e-Urban design fits with that type of construction."

The student housing project represents the town square's seconddevelopment. Construction is already underway on the project's55-unit Austin Avenue Flats, which will be completed by August.Wallace tells GlobeSt.com that about half of the Austin AvenueFlats units have already been preleased.
