"We're breaking ground on all of the site work for phase threein about October," says Gregg Alpert, COO of Phoenix-basedEvergreen Development. He says the next phase will take up about 10acres of the development land at Oracle and Tangerine roads. TheTutor Time building will be about 20,000 sf while the bank will be10,000 sf to 15,000 sf.

Steam Pump Village broke ground in 2005. Its tenant rosterincludes California Design Center, Loewen's Window Center, Chili's,Silk Expressions, Baggins and Sour Apple Fabrics. A 100-roomWingate Hotel is scheduled to open in September.

The completed project will total about 400,000 sf. "We'reselling pads, leasing pads and doing build-to-suits," Alpert says.The Volk Co. of Tucson has the Steam Pump Village leasingassignment. GD&A Southwest LLC is the architect.
