FITCHBURG, WI-Gold’s Gym has signed a $7 million lease for 45,000 square feet in the Shops at Orchard Pointe, a 110-acre development that is shadow-anchored by a new 174,000-square-foot SuperTarget. The gym will anchor the rest of the $25 million, 125,000-square-foot retail portion of the property, which already includes a new 25,000-square-foot strip that’s fully leased to tenants such as Buffalo Wild Wings, US Cellular and Sport Clips.

A private investor owns most of the retail land to the east of Target in the center, which is at McKee and Fitchrona roads. There is a portion of land that is not owned by the investor that is still vacant, abutting Target; and about 70,000 square feet of retail is planned north of this parcel. Gold’s will anchor almost 80,000 square feet further east, with some out-lots also planned, says Steve Doran with Lee & Associates. Doran represented Gold’s in the lease, and EZ Nesbitt LLC represented the property owner. Lease rates for the new retail will be in the mid-$20s, he says.
