A private investor owns most of the retail land to the east ofTarget in the center, which is at McKee and Fitchrona roads. Thereis a portion of land that is not owned by the investor that isstill vacant, abutting Target; and about 70,000 square feet ofretail is planned north of this parcel. Gold's will anchor almost80,000 square feet further east, with some out-lots also planned,says Steve Doran with Lee & Associates. Doran representedGold's in the lease, and EZ Nesbitt LLC represented the propertyowner. Lease rates for the new retail will be in the mid-$20s, hesays.

Doran says the gym will make a good anchor for the property. Thegymnasium firm is adding 200 franchised locations throughout thecountry by 2010, he says. "It's already generated a lot of interestfrom other retailers," he tells GlobeSt.com. He says the siteshould be complete by 2010, depending on market conditions. "It'sbeen definitely a little tougher to do deals overall, but we'restill doing a ton here in the Madison area. It's a university townand the state capital, so we've got a lot going on," he says.
