HERNDON, VA-Dallas-based JLB Partners plans to build a 450-unit to 500-unit apartment development here near its Icon at Dulles apartment community.

The firm, which has an office in Bethesda, paid $6 million last year to Willowbrook Holdings for the 11.5-acre parcel off of Dulles Technology Drive.

The project site sits about a half-mile south of the planned Innovation Center Metro station, according to the Washington Business Journal. While the area features mostly office developments, JLB is working with Fairfax County to rezone the parcel for residential.

“Given the nature of what's being proposed in the future and what is out there with Dulles Station, I think it makes perfect sense,” Graham Brock, a partner in JLB, said. “Yes, you're being a little pioneering, but you're not out on a limb.” Brock added that the rezoning should take about a year, with construction commencing sometime in 2015.
