BOULDER, CO—Concessions, Xceligent says, are a thing of the past in the CBD and Downtown Boulder office markets. Meanwhile, a lack of industrial availabilities in Longmont and Northern Boulder County are pushing development and activity towards the I-25 Corridor.

Some other highlights for Boulder and Northern Boulder County office and industrial:

  • A small surge of 20,000 sf of positive absorption directly related to tightness in office market over first part of 2014.
  • Class A and B office opportunities seeing such a high level of activity, any potential development projects are being pushed to break ground.
  • Despite small negative industrial absorption, impact in Q2 overall vacancy rates in steady decline year over year ending the quarter at 8.6%.
  • Oil and gas industry may not pursue energy in Boulder County, but directly over the border wells abound, impacting the local economy in Boulder proper.
