TEMPE, AZ-Private investor Randy Ward, whose holdings include Mondo's restaurant in Phoenix, buys one of five buildings in the Broadway & 101 Corporate Center. The business-savvy Ward had lined up a five-year tenant prior to the closing.
SCOTTSDALE, AZ-The Northeast Scottsdale Auto Group closes a 10-year sale-leaseback for its 16,500-sf flex building in the Scottsdale Airpark. Now, says Insignia/ESG, the long-term tenant is positioned for a retail expansion in the Phoenix market.
PHOENIX-The Arizona Department of Economic Security will slide into 10,757 sf of inline space at the 120,650-sf Fountain Square in North Phoenix. The five-year lease is valued at nearly $780,000 over its term.
AUSTIN-Capitol Market Research is still fine-tuning its year-end stats, but the preliminary results show some 2.3 million sf has delivered in the worst year since the late 1980s. Year-end occupancy, including sublease space, will hover around 80%.
RICHARDSON, TX-In a $47-million sale leaseback, W.P. Carey acquires a 282,000-sf, class A building belonging to Nortel Networks. In such deals, tenants usually pay real estate taxes and insurance plus maintain the property.
FT. WORTH-Applebee's Bar & Grille continues its push for more Dallas-Ft. Worth locations. The latest lease puts a 49,000-sf pad site at 5020 S. Hulen St., where ground has just broken. Delivery comes in spring 2002.
PEORIA, AZ-The Peoria Unified School District pays nearly $2.1 million to a local investment group for 20 acres in the Arrowhead submarket. The district intends to use the site, located one mile west of Loop 101, to park its 114-bus fleet.
ROCKWALL, TX-A local developer pays close to the $3.9 million sought by the joint venture seller for 129 acres that border the 233-acre Rockwall Technology Park and Interstate 30. The plan is to resell the land for retail and light industrial use.
PHOENIX-It's been a busy December for a Mesa couple, selling one apartment community for $2.1 million and buying another for nearly $5.9 million. The couple takes the deed to the 175-unit Vista Del Monte along N. 12th Street in the Phoenix swap.
DALLAS-FirstWorthing, headquartered in Dallas, gets the first shot at a new Fannie Mae program, says the loan arranger. The nation's foremost multifamily lender puts a $150-million, five-year facility in place to build a student housing portfolio.
