AUSTIN-Christmas week, two tenants will be moving lock, stock and barrel into an aggregate 7,900 sf of office space in Austin's south and northwest submarkets. The largest deal puts an optometrist into the Esprit building at 515 Capital of Texas Highway.
DALLAS-White Consolidated Industries will relocate in early January to the 439,080-sf Pinnacle 3 in Dallas. It's one of the quicker deals to close, pushed in part by a bid to reduce costs and get closer to the region's freeway network, says Hillwood.

PLANO, TX-AT&T Wireless has taken up residence in a 76,320-sf office-warehouse property along Shiloh Road in Plano. The firm is occupying 31,840 sf in a long-term lease that keeps the Cabot Industrial holding at full occupancy.
ARLINGTON, TX-Tarrant Dialysis Center has acquired a 1.72-acre tract in west Arlington from Goodwill Industries of Ft. Worth. The land, says a broker, was surplus for the non-profit. The buyer will build a combo dialysis center-office building on the site.
PHOENIX-A limited liability company, headed by Paragon's Doug Dragoo, pays $5.95 million for Bank One Arizona's Northern Corporate Center. As soon as the ink dried, renovations started and a 38,000-sf tenant signed for the vacant property.
SCOTTSDALE, AZ-First Financial Equity decides to stay put at Scottsdale Centre after securing office space that allows three suites to be consolidated into one. The seven-year pact secures an original tenant for the office building, now undergoing a renovation.
ARGYLE, TX-Dallas businessman E.W. Switzer pays $2.2 million for 35.6 acres in a bid to bring the first retail to a near 20-mile stretch near Texas Motor Speedway and a 2,700-acre retirement community. Talks are under way with Wal-Mart and others.
