HOUSTON-In the Houston space race, leases totaling about 8,000 sf close for two office buildings around town. The largest deal pulls 3,374 sf from the city's sublease roster, with Future Petroleum readying for a move into 1800 W. Loop South.

HOUSTON-WestHy Ltd. has secured a 15-year loan from Bloomington, IL-based State Farm Investments. The borrower uses a ground lease for the 78,000-sf H-E-B Central market to secure the financing package.

GALVESTON, TX-A Connecticut multifamily owner sells a 60-unit historic multifamily property and diverts his 1031 proceeds into a holding closer to home. Private Portland, OR investors buy the complex, which carried a $1.5-million asking price.

HOUSTON-A five-building, 230,612-sf portfolio goes from one group of investors to another in a sale of class B, suburban office properties. The transaction, says the seller's broker, is a true validation of the Houston market's appeal to investors.

HOUSTON-Enterprise Rent-A-Car is taking a 1,200-sf flex-service center spot in Houston's northwest submarket. In Mexia, TX, a Washington-based investment company has acquired an existing Radio Shack retail site.

HOUSTON-The city's northwest submarket will be home to three firms that have inked 8,300 sf of office space. The tenants have signed for Northchase Place, One Northchase Park and Northchase Plaza.

CONROE, TX-Tractor Supply, an equipment and apparel retailer, is headed to a 20,000-sf build-to-suit being built by Staubach's Cypress Equities. The Conroe location is one of about 60 in the state for the 318-store chain.

HOUSTON-Parkway Properties has picked up its 11th office building in Houston. The fully leased, 72,050-sf structure is positioned in the Greenspoint submarket. A Panattoni Development affiliate is the seller.
