HOUSTON-Jenkins Organization replaces construction financing with a 10-year loan at a sub-6% fixed-rate interest. The new capital, representing a 65% loan-to-value ratio, is secured by a fully leased, 14,100-sf retail building beside a grocery-anchored center.
HOUSTON-Vector ESP, a technology solution adviser, sets up shop on the second floor of 12600 Northborough Dr., leasing 15,197 sf of class B space emptied in October 2003. The new tenant gets the keys with a three-year lease.
HOUSTON-One Medical Plaza comes out of the ground with a $24.8-million financing package, teaming a 15-month, Libor-based floater for construction from Guaranty Bank with a 15-year perm at a fixed rate with GE Healthcare Financial Services.

TEXAS CITY, TX-BlenPac Services moves into a 30,000-sf building in a long-term lease for a chemical blending and packaging operation, set to ramp up production in 45 days.
HOUSTON-American Federated Mortgage Corp. takes over 6,624 sf of Galleria-area office space in the south tower of Park Towers in a three-week spin from tour to move-in. The company president spots a sign, calls for a tour and signs the lease three days later.
HOUSTON-Haldex Brake Systems will relocate Oct. 1 into 12,244 sf, getting more room with the move for its only Texas location. The Swedish firm will uproot a friction center, one of 14 in the US.
HOUSTON-Cadeco Industries pays $3.2 million to hold onto a 170,000-sf building at 5518 Clinton Dr. after leasing it since the late 1990s. In a second move, the coffee company takes down the 98,600-sf balance of a 251,000-sf abutting warehouse.
HOUSTON-The H-E-B Center Bay Area Boulevard passes to a Denver-based investment group, which gets 58,279 sf of 89%-leased inline space. Word is the trade nudges the $10.6-million ask. Another center is under contract and the third is up for grabs.
